Short answer: Building material cost in Dubai and Sharjah is driven by specification, import dependence, labour, transport and the finishing scope. Published 2025–26 ranges put standard villa construction around AED 300 to 500 per square foot, with mid-range and luxury finishes going higher. Use a range, then replace it with a dated supplier or contractor quotation.

Dubai construction cost ranges

For planning, Dubai villa construction commonly falls around AED 300 to 500 per square foot for standard finishes, with mid-range work around AED 500 to 600 and luxury villas from about AED 900 per square foot upward. These figures exclude land and external works. A grey-structure-only package is lower than a complete villa because it leaves out finishes, joinery, sanitaryware, kitchen and landscaping.

The building material calculator uses separate Dubai, Sharjah, Abu Dhabi and other-UAE planning rates. Choose the city and the result switches from PKR to AED.

Sharjah construction cost ranges

Sharjah is often slightly lower than Dubai for comparable standard work, but the gap depends on the plot, access, authority requirements and specification. A practical planning range is about AED 290 to 380 per square foot for complete standard finishing and AED 170 to 270 for grey structure. Premium finishes and complex designs can exceed those ranges.

Do not assume a Sharjah quote is cheaper just because the headline rate is lower. Check whether it includes the same external works, utility connections, waterproofing, air-conditioning infrastructure and finishing scope.

Material quantities for a 2,000 sq ft villa

For a 2,000 square foot covered area with brick masonry and a grey structure, the calculator's planning ratios produce roughly 39,000 bricks, 900 cement bags, 8,400 kg of steel, 3,500 cubic feet of sand and 2,900 cubic feet of crush before wastage. With 5 percent wastage, add about 5 percent to each line.

These are physical planning figures, not a UAE bill of quantities. UAE projects often use concrete blocks rather than bricks, different cement bag sizes and imported finishes. Select the block option and the correct city rate for a closer starting point.

Grey structure vs complete finishing

A grey-structure package usually covers excavation, foundations, RCC frame, slabs, block or brick walls, plaster and basic waterproofing. It does not usually include floor finishes, paint, doors, windows, kitchen, wardrobes, sanitaryware, air-conditioning or landscaping.

A complete finishing package adds those items, but the word “complete” is not standard. Ask for a room-by-room specification and a list of exclusions. In Dubai and Sharjah, the difference between a basic and a premium finish can be larger than the difference between two structural quotes.

What moves the final cost

  • Specification: tiles, joinery, sanitaryware, kitchen, lighting and façade.
  • Design complexity: cantilevers, double-height spaces, curved walls and custom glazing.
  • Site access: tight plots, shared access and crane or pump requirements.
  • Authority approvals and connections: fees, inspections and utility works.
  • Material lead times: imported items and long-lead finishes.
  • Labour and supervision: skilled trades and full-time site management.

Procurement checklist

  1. Confirm the covered area and whether the quote uses built-up area or plot area.
  2. Ask for a material specification schedule, not just a brand name.
  3. Compare delivered rates, including transport and unloading.
  4. Check block dimensions, cement bag weight and steel grade.
  5. Confirm who pays for wastage, storage, water and electricity.
  6. Ask for a payment schedule tied to milestones.
  7. Keep a contingency for authority fees and design changes.

Do not forget VAT

UAE VAT can affect the final invoice depending on the supplier and the nature of the supply. Use the UAE VAT calculator to add or remove 5 percent VAT from a quotation, and ask the supplier whether the quoted amount is inclusive or exclusive. VAT treatment is not the same as the construction cost itself.

Verify before committing

Published rates are a starting point, not a fixed market price. Get a dated quotation from a licensed contractor, check recent projects, and compare the scope line by line. A lower headline rate with missing finishes is not a saving; it is a future variation.

Frequently asked questions

What is the construction cost per square foot in Dubai in 2026?

Standard villa construction is commonly planned around AED 300 to 500 per square foot, with mid-range finishes around AED 500 to 600 and luxury villas higher. Confirm with a dated contractor quotation.

Is construction cheaper in Sharjah than Dubai?

It can be slightly lower for comparable standard work, but the difference depends on specification, access, authority requirements and finishing scope. Compare like-for-like quotes.

How much steel and cement does a 2,000 sq ft villa need?

Using planning ratios, about 8,400 kg of steel and 900 cement bags before wastage, plus bricks or blocks, sand and crush. UAE specifications and block sizes can change the figures.

Does the calculator include UAE VAT?

No. It estimates construction materials and cost. Use the UAE VAT calculator separately to add or remove VAT from a quotation.

What is excluded from a grey-structure quote?

Typical exclusions include floor and wall finishes, paint, doors, windows, kitchen, wardrobes, sanitaryware, air-conditioning and landscaping. Ask for a written scope.
